Question:

Can I contest a property tax assessment that is too high?

Answer:

You may have recently received a property tax bill, and you are shocked at how much higher your bill is this year than last year.  Chances are that your property was recently reassessed, or that your tax rate has increased.  This essentially means that you are simply paying more to live in your home, to utilize the same municipal services that you have already been receiving.

Closely examine your tax bill, and previous documentation you may have received from your tax office, to determine the precise tax-assessed value of your home.  To contest this amount, follow these steps:

  • Contact your tax assessors office, and tell them you would like to have your home reassessed.  Most tax assessors have an annual window of time during which homeowners can have their homes reassessed.
  • Completed the necessary paperwork and formally request a reassessment for your home.
  • Check what other similar homes are being sold for in your area, and have a list of necessary information, such as home improvements, square footage, etc.
  • Schedule a time for the tax assessor’s representative to come look at your home.  He or she will conduct a detailed inspection of your property, and may ask you questions about the value of your home.
  • You will receive a new assessment based on that representative’s findings.
  • To appeal that assessment, you will need to consult with your assessor’s office for next steps.

If you find yourself dealing with this situation, you should strongly consider hiring a property tax attorney to help you deal with the tax assessor and successfully contest your tax assessment.
